FCレジデンシャル投資法人が第5期（平成20年4月期）決算を発表した。第5期は1棟売却により、売却益6.1億円が寄与。前期は導管性要件満たさなかったことから、税法上の利益の損金算入ができなかったが、平成20年4月より導管性要件が緩和（同族会社要件が投資主上位3社から上位1社に変更）された。これに伴い、前期比336%増益、1口当たり分配金は26,846円となった。第6期（平成20年10月期）は、3棟売却により、売却益6.8億円を計上。物件売却益は増加するが、売却分の賃貸収入が減少するため、前期比20%減益、1口当たり分配金は21,494円となる見通し。予想分配金に対する物件売却益の寄与は1口当たり約20,800円となり、実質的に物件売却益で分配金を支払う状況となる。 続く第7期（平成21年4月期）業績予想は発表されていないが、物件売却益がなくなること及び賃貸収入減少が通期で影響するため、今後新規取得もしくは物件売却がないと1口当たり分配金は1,000円以下となる可能性も含んでおり、極めて低い水準となることが想定される。
