プロスペクト・レジデンシャル投資法人が第7期（平成21年1月期）決算を発表した。第7期は1棟の売却を行った。賃貸収益の減少及び前期の物件売却益がなくなることにより、前期比37%減益、1口当たり分配金は5,970円となった。第8期（平成21年7月期）は、支払利息の増加等により前期比6%減益、1口当たり分配金は5,608円となる見通し。併せて規約を変更することを発表した。運用対象を従来のレジデンス限定からオフィスビル及び商業施設にも広げること、またそれに伴い投資法人名称をプロスペクト・リート投資法人に変更する予定。4月10日に開催予定の投資主総会にて承認されれば正式に変更となる。
