福岡リート投資法人が、第39期（2024年2月期）決算を発表した。 第39期は、「博多FDビジネスセンター」を取得、「久留米東櫛原SC」の残持分を売却した。物件売却益が減少したが、キャナルシティ博多のリニューアルオープンや新規物件の収益増加、修繕費の減少により、前期比1.4％増益。1口当たり分配金は3,807円となった。 期末のポートフォリオは35物件、資産規模（取得額合計）は2,209億円、有利子負債比率は44.9％。 第40期（2024年8月期）は、博多FDビジネスセンターの稼働上昇が寄与するが、物件売却益の減少により、前期比5.4％減益を見込み、1口当たり分配金は3,600円となる見通し。 第41期（2025年2月期）は、「マリノアシティ福岡（マリナサイド棟）」の建物を売却。これによる賃貸収益が減少する一方、博多FDビジネスセンターの稼働上昇により、当期利益は前期と同水準を見込み、1口当たり分配金は3,600円となる見通し。 マリノアシティ福岡の建物売却に伴い、当面の巡航分配金目標3,800円を従来の2026年から2027年に後ろ倒す。引き続き資産規模2,500億円を目指し、将来的には3,000億円を目標に置く。
