福岡リート投資法人が、第38期（2023年8月期）決算を発表した。 第38期は、「熊本イーストフロントビル」「アクシオン別府駅前プレミアム」を取得する一方、「久留米東櫛原SC」の共有持分55％を売却した。 キャナルシティ博多のリニューアルに伴い賃貸収入が減少、修繕費が増加したが、物件売却益432百万円が寄与し、前期比4.8％増益。1口当たり分配金は3,753円となった。 期末のポートフォリオは35物件、資産規模（取得額合計）は2,075億円、有利子負債比率は42.4％。 第39期（2024年2月期）は、「博多FDビジネスセンター」を取得する一方、「久留米東櫛原SC」の共有持分残30％を売却する。物件売却益が減少するが、キャナルシティ博多のリニューアルオープンや新規物件の増収、修繕費の減少により、前期比0.1％増益を見込み、1口当たり分配金は3,755円となる見通し。 第40期（2024年8月期）は、引き続きキャナルシティ博多の増収を見込む一方、固都税や水道光熱費の増加、前期の物件売却益がなくなることから、前期予想比4.1％減益を見込み、1口当たり分配金は3,600円となる見通し。 当面の巡航分配金目標として、2025年～2026年を目処に3,800円に設定。具体的には、物件取得による外部成長、キャナルシティ博多やオフィスビル等の内部成長、含み益を活用した物件入替えを行う方針。
