福岡リート投資法人が、第34期（2021年8月期）決算を発表した。 第34期は、「天神西通りビジネスセンター」の底地を取得する一方、キャナルシティ博多の一区画であるホテル「グランドハイアット福岡」を売却した。 売却した物件の賃貸収入が減少したが、新規物件の収益、物件売却益104百万円計上、修繕費の減少等により、前期比5.3％増益となり、1口当たり分配金は3,539円となった。 期末のポートフォリオは32物件、資産規模（取得額合計）は2,020億円、有利子負債比率は41.2％。 第35期（2022年2月期）は、物件取得の予定はなし。新規物件や歩合賃料の商業施設の収益の回復が寄与するが、前期の物件売却益の反動減により、前期比1.1％減益を見込み、1口当たり分配金は3,500円となる見通し。 第36期（2022年8月期）は、「博多筑紫通りセンタービル」を取得予定。新規物件や歩合賃料の商業施設の収益が寄与する一方、固都税や修繕費の増加により、当期利益は前期と同水準を見込み、1口当たり分配金は3,500円となる見通し。 今後の外部成長については、オフィスや物流施設を取得し、用途を分散しながら、資産規模2,500億円を目指す。内部成長については、歩合賃料の商業施設のテナント入替えやイベント施策によって集客を図ることで賃料増加を見込む。
