福岡リート投資法人（FRC）が、1棟取得、2棟売却を発表した。 取得する物件は、FRCの運用資産であるパークプレイス大分に隣接する、平成26年竣工のスポーツ施設。取得額は14.7億円。売り主はスポンサーである福岡地所。 一方、売却する物件は、福岡市早良区にあるイオン原SCと、福岡市中央区にある平成20年竣工のマンション。2棟の売却額は計80.2億円。イオン原SCは、テナントであるイオン九州との定期賃貸借契約満了まで残り2年半に伴い、将来のリスク回避を目的として売却を決定。簿価との差額見込が-15.5億円となり、売却損が発生するが、併せて売却するレジデンスの売却益計上によって、分配金への影響を軽減する。 これらに伴い、第24期（平成28年8月期）及び第25期（平成29年2月期）業績予想を修正。第24期は、イオン原SCの減損損失1,660百万円を計上する一方、税会不一致に伴い一時差異等調整引当金の計上によって、1口当たり分配金（利益超過分配金含む）は3,430円と、前回予想を3.7％下回る見通し。 第25期（平成29年2月期）は、物件売却益1,654百万円計上により前回予想比55％増益を見込むが、前期の一時差異等調整引当金の戻し入れによって、1口当たり分配金は3,300円となる見通し。
