平和不動産リート投資法人が、「HF東新宿レジデンス」と「HF東心斎橋レジデンス」を売却する。2物件の売却額は計40.1億円。2物件ともに2010年の合併時に承継した物件であり、築18年を超える。直近の鑑定価格及び簿価を上回る価格で売却し、含み益を上回る売却益を確保する。 これに伴い業績予想を修正。 第47期（2025年5月期）は、HF東心斎橋レジデンスの売却益892百万円が寄与し、2月に公表した業績予想に対し18.3％増益を見込む。550百万円を内部留保する一方、一時差異等調整積立金より238百万円を取り崩し、1口当たり分配金は3,850円と2.7％増となる見通し。 第48期（2025年11月期）は、上記のHF東新宿レジデンスと公表済のHF浜松町ビルディングの売却益計2,133百万円が寄与し、4月3日に公表した業績予想に対し30％増益を見込む。587百万円を内部留保する一方、一時差異等調整積立金より238百万円を取り崩し、1口当たり分配金は3,950円と2.6％増となる見通し。
