平和不動産リート投資法人が、物件入替えを行う。 取得する「HFレジデンス曳舟」は、京成曳舟駅より徒歩8分に位置する、2019年竣工、5階建、単身者及びDINKS向けマンション。取得額は13.8億円。 一方、売却する「HF日本橋浜町ビルディング」は、中央区日本橋浜町にある、1987年竣工のオフィスビル。売却額は35.2億円。売却益は14.71億円を想定。2期に分割して売却する。 これらに伴い業績予想を修正。 第45期（2024年5月期）は、売却益896百万円計上により、1月に公表した業績予想に対し23.2％増益を見込む。一時差異等調整積立金より45百万円を取り崩す一方、44百万円を内部留保とし、1口当たり分配金は3,340円と0.5％増となる見通し。 第46期（2024年11月期）は、売却益739百万円計上により、前回予想比24.9％増益を見込む。一時差異等調整積立金より45百万円を取崩し、更に内部留保より111百万円を取崩し、1口当たり分配金は3,360円と0.3％増となる見通し。 引き続き中期目標である1口当たり分配金3,800円の達成を目指す。
