平和不動産リート投資法人が、物件入替えを行う。 取得する物件は、大阪メトロ心斎橋駅より徒歩2分、長堀通り沿いに位置する、1986年竣工、9階建のオフィスビル。1月末時点のテナントは13社、稼働率は100％。取得額は73億円。 一方、売却する物件は、都内に保有する住宅3物件。3物件の売却額は計45.08億円。直近の鑑定価格及び簿価を上回る価格で売却できる点や、上記取得物件との入替えでポートフォリオNOI利回りが向上する見込みである点から、売却を決定した。 これに伴い業績予想を修正。第41期（2022年5月期）は、上記3物件の売却益465百万円計上により、1月に公表した業績予想に対し15.9％増益を見込む。一時差異等調整積立金より差引き35百万円を取崩し、1口当たり分配金は3,050円と3.7％増となる見通し。 第42期（2022年11月期）は、上記売却3物件の賃貸収益がなくなるが、2月に取得したHF辻堂レジデンスの通期稼働、上記の心斎橋フロントビルの収益が寄与し、前回予想比1.5％増益を見込む。一時差異等調整積立金より502百万円を取崩し、1口当たり分配金は3,100円と5.4％増となる見通し。 引き続き物件入替えによる売却益と内部留保を活用し、分配金の成長を図る。
