平和不動産リート投資法人が、投資口の追加発行を行う。公募増資は5年半ぶり。 発行口数は53,100口、オーバーアロットメントによる売出口数は2,700口。これにより発行後の投資口数は5.6％増の1,055,733口となる予定。 調達額は85億円を見込み、併せて発表した物件の取得資金に充当する。 取得する物件は、「大崎CNビル」等、オフィスビル1物件、住宅3物件の計4物件、取得額は計87.7億円。売主はスポンサーである平和不動産。これによりポートフォリオ全体の規模は4.8％増の1,929億円となる。 これらに伴い第40期（2021年11月期）業績予想を修正。第39期（2021年5月期）中に取得した4物件の通期稼働、上記の新規4物件の賃貸収益が寄与し、1月に公表した業績予想に対し7.1％増益を見込む。一時差異等調整積立金より318百万円を取崩し、投資口数が増加するも、1口当たり分配金は2,850円と1.8％増となる見通し。 併せて第41期（2022年5月期）業績予想を発表。新規4物件の通期稼働により、前期予想比3.1％増益を見込む。一時差異等調整積立金より235百万円を取崩し、1口当たり分配金は2,850円と前期予想と同水準となる見通し。 なお、増資及び物件取得後の有利子負債比率は44.3％となり、第38期（2020年11月期）末の45.6％より低下する見込み。
