平和不動産リート投資法人が、第38期（2020年11月期）決算を発表した。 第38期は「HF大濠レジデンスBAYSIDE」を取得、「HF梅田レジデンスTOWER」を売却した。コロナ禍により、オフィスは一部の商業テナントより賃料減額要請があったが、収益への影響は限定的。住宅は都心部で稼働率が一時的に低下したが、期末には回復した。住宅の収益が減少したが、前期に取得した物件の通期稼働、物件売却益の増加により、前期比17.5％増益。また自己投資口の取得・消却を行い、投資口数が1.5％減少した。635百万円を内部留保する一方、一時差異等調整積立金より39百万円を取崩し、1口当たり分配金は2,680円と前期比5.1％増となった。 期末のポートフォリオは107物件、資産規模（取得額合計）は1,780億円、有利子負債比率は45.6％。 第39期は「東菱ビルディング」を取得、「HF高輪レジデンス」を売却する。物件売却益の減少により前期比12.4％減益を見込む。108百万円を内部留保する一方、一時差異等調整積立金より39百万円を取崩し、1口当たり分配金は2,800円と前期比4.5％増となる見通し。 第40期は、前期の物件売却益がなくなるため、前期予想比12.5％減益を見込む。一時差異等調整積立金の取崩額を289百万円に増額し、1口当たり分配金は2,800円と前期予想比と同額となる見通し。
