平和不動産リート投資法人が、第35期（2019年5月期）決算を発表した。 第35期は、「浜町平和ビル」等4物件を取得、「三田平和ビル」の底地の残持分を売却した。新規4物件の賃貸収益が寄与し、前期比3.7％増益。物件売却益のうち157百万円を内部留保する一方、一時差異等調整積立金より40百万円を取崩し、1口当たり分配金は2,425円と前期を3.2％上回った。 期末のポートフォリオは104物件、資産規模（取得額合計）は1,731億円、有利子負債比率は44.5％。 第36期（2019年11月期）は、前期の物件売却益がなくなることから、前期比12％減益を見込む。一時差異等調整積立金の取崩額を216百万円に増額し、1口当たり分配金は2,450円と前期比1％増となる見通し。 第37期（2020年5月期）は、「HF仙台長町レジデンス」を取得予定。レジデンスの繁忙期に伴う増収、金融費用の減少が寄与し、前期予想比2.3％増益を見込む。一時差異等調整積立金の取崩額を164百万円とし、1口当たり分配金は2,450円と前期予想と同額となる見通し。 物件入替えや賃料増額によって、巡航分配金2,450円程度が視野に入る。引き続き物件入替えや物件取得を軸に、中期目標である2,500円を目指す。
