平和不動産リート投資法人が、第34期（2018年11月期）決算を発表した。 第34期は、「サザンスカイタワー八王子」「イトーピア日本橋SAビル」を取得、「三田平和ビル」の底地一部を売却した。賃貸収益は増加したが、物件売却益が減少したため、前期比48％減益。物件売却益302百万円のうち143百万円を内部留保する一方、一時差異等調整積立金の40百万円均等取崩しにより、1口当たり分配金は2,350円と前期を2.2％上回った。 期末のポートフォリオは101物件、資産規模（取得額合計）は1,681億円、有利子負債比率は44.1％。 第35期（2019年5月期）は、「浜町平和ビル」等4物件を取得、「三田平和ビル」の底地残りを売却する。これによる賃貸収益の増加が寄与し、前期比2.3％増益を見込む。物件売却益のうち149百万円を内部留保する一方、一時差異等調整積立金の40百万円均等取崩しにより、1口当たり分配金は2,400円と前期を2.1％上回る見通し。 第36期（2019年11月期）は、前期の物件売却益がなくなるため、前期予想比12.2％減益を見込む。一時差異等調整積立金より200百万円を取崩し、1口当たり分配金は2,400円と、内部留保を行った前期予想と同水準となる見通し。
