平和不動産リート投資法人（HFR）が、スポンサーである平和不動産と物件入替えを行う。 HFRが取得する物件は「浜町平和ビル」等オフィスビル1物件、レジデンス3物件の計4物件、取得額は計61.55億円。 一方、HFRが売却する物件は、「三田平和ビル」の底地。売却額は29.1億円。簿価との差額は640百万円となり、売却益が発生する。2期に分割して売却する。 これに伴い、第34期（2018年11月期）及び第35期（2019年5月期）業績予想を修正。 第34期は、三田平和ビル（底地）共有持分50％の売却益301百万円が寄与し、7月に公表した業績予想に対し15.4％増益を見込む。税務上の繰越欠損金を活用し、136百万円を内部留保する一方、一時差異等調整積立金より40百万円を取崩し、1口当たり分配金は2,350円となる見通し。 第35期は、上記の4物件取得による賃貸収益の増加、三田平和ビル（底地）の売却益残301百万円が寄与し、前回予想比16.9％増益を見込む。142百万円を内部留保する一方、一時差異等調整積立金より40百万円を取崩し、1口当たり分配金は2,400円となる見通し。 本物件入替えに伴い巡航分配金水準が1口当たり+46.6円向上する。引き続き中期的な目標である1口当たり分配金2,500円達成を目指す。
