平和不動産リート投資法人が、第33期（2018年5月期）決算を発表した。 第33期は「アーク森ビル」等3物件を取得する一方、「広小路アクアプレイス」等4物件を売却し、物件入替えを促進した。広小路アクアプレイス等の売却益28億円に加え、新規物件取得、レジデンスの稼働率上昇や繁忙期に伴う更新料収入が寄与し、前期比152％増益。25億円を内部留保する一方、一時差異等調整積立金より40百万円を充当し、1口当たり分配金は2,300円と前期を12％上回った。 期末のポートフォリオは99物件、資産規模（取得額合計）は1,654億円、有利子負債比率は43.4％。 第34期（2018年11月期）は、「サザンスカイタワー八王子」「イトーピア日本橋SAビル」を取得。前期の物件売却益がなくなるため、前期比55％減益を見込む。一時差異等調整積立金より185百万円を充当し、1口当たり分配金は2,300円と、内部留保を行った前期と同水準となる見通し。 第35期（2019年5月期）は、第34期に取得する物件の通期稼働により、前期予想比1.0％増益を見込む。一時差異等調整積立金より215百万円を充当し、1口当たり分配金は2,350円となる見通し。 なお、中期的な目標として、第38期（2020年11月期）までに1口当たり分配金2,500円を目指す。
