平和不動産リート投資法人が「広小路アクアプレイス」を売却する。物件は、名古屋市営地下鉄新栄町駅より徒歩4分、広小路通に面する、平成20年竣工のオフィスビル。 第32期（平成29年11月期）末時点の含み益率が80.67％であること、更に税務上の繰越欠損金及び圧縮記帳を用いて、第37期（平成32年5月期）を期限として課税負担なく内部留保が可能なことから、本売却を決定した。 売却額は55.2億円。売却先は非開示。簿価との差額は28.53億円となり、売却益27億円が発生する見込み。 これに伴い第33期（平成30年5月期）及び第34期（平成30年11月期）業績予想を修正。第33期は、物件売却益計上により、3月に公表した業績予想に対し120％増益を見込む。売却益のうち2,504百万円を内部留保する一方、一時差異等調整積立金より40百万円を取崩し、1口当たり分配金は2,300円と8.4％増加する見通し。 第34期は、売却した物件の賃貸収益がなくなるため、前回予想比2.0％減益を見込むが、一時差異等調整積立金より40百万円、内部留保より218百万円を取崩し、1口当たり分配金は2,300円となる見通し。 なお、本売却に伴い余剰資金が172億円に拡大。今後は物件取得や借入金の返済によって収益増加を図るとともに、内部留保を分配金に充当することによって、中期的な分配金目標を従来の1口当たり2,250円から2,500円に変更する。
