平和不動産リート投資法人が、物件の取得及び売却を行う。 取得する物件は、港区赤坂にある、昭和61年竣工、37階建の「アーク森ビル」の30階及び31階の区分所有権の共有持分30％（建物全体の約6.37％相当）。取得額は30.85億円。森ビルと賃料固定のマスターリース契約を締結する。 一方、売却する物件は、港区西新橋にある平成2年竣工のオフィスビルと、福岡市博多区にある平成17年竣工のレジデンス。2物件の売却額は計22.6億円。HF虎ノ門ビルディングが265百万円の売却損が発生する一方、HF天神東レジデンスは364百万円の売却益が発生する見込み。 これに伴い第33期（平成30年5月期）及び第34期（平成30年11月期）業績予想を修正。 第33期は、アーク森ビルの固定賃料、2物件売却による売却損益差引き99百万円の売却益計上により、1月に公表した業績予想に対し4.9％増益を見込む。売却益を3期に分割して分配するため、60百万円を内部留保する。一方、一時差異等調整積立金より40百万円の均等償却により、1口当たり分配金は2,121円となる見通し。 第34期は、アーク森ビルの通期稼働により前回予想比1.4％増益を見込む。内部留保より30百万円、一時差異等調整積立金より40百万円を取崩し、1口当たり分配金は2,158円となる見通し。
