平和不動産リート投資法人が第32期（平成29年11月期）決算を発表した。 第32期は「HF田端レジデンス」を取得、「安和司町ビル」を売却した。 賃貸収益の増加や物件売却益が寄与する一方、第33期（平成30年5月期）に売却した「HF新横浜ビルディング」の減損損失143百万円計上に伴い、前期比5.1％減益。一時差異等調整積立金より178百万円を取崩し、1口当たり分配金は2,054円と前期を1.8％上回った。 期末のポートフォリオは100物件、資産規模（取得額合計）は1,663億円、有利子負債比率は44.3％。 第33期は「HF両国レジデンス」「HF八王子レジデンス」を取得、「HF新横浜ビルディング」を売却。支払利息の減少や前期の減損損失がなくなること等により、前期比8.7％増益を見込む。一時差異等調整積立金より40百万円を取崩し、1口当たり分配金は2,080円と前期を1.3％上回る見通し。 第34期（平成30年11月期）は、オフィスビルの賃貸収益増加、支払利息の減少等により、前期予想比1％増益を見込む。一時差異等調整積立金より40百万円を取崩し、1口当たり分配金は2,100円となる見通し。 物件入替えや賃料増額改定を継続し、中期的な目標である、1口当たり分配金2,250円、資産規模2,000億円を引き続き目指していく。
