平和不動産リート投資法人が、レジデンス2物件取得、1物件売却を発表。 取得する物件は、墨田区に今年3月竣工した単身者向けマンションと、八王子にある平成21年竣工の単身者向けマンション。2物件の取得額は計25.2億円。 一方、売却する物件は、新横浜の築24年のオフィスビル。含み損を抱えている点や利回りが低下している点から売却を検討していた。売却額は12.2億円。 築浅の物件を取得する一方、築古の物件を売却することにより、ポートフォリオ全体の築年数の低下を図るとともに、巡航ベースで1口当たり分配金は+27円の増加を見込む。 なお、本売却に伴い減損損失143百万円を第32期（平成29年11月期）に計上するが、繰越利益及び一時差異等調整積立金を充当することにより、業績予想への影響はなし。
