平和不動産リート投資法人（HFR）が、オフィスビルの取得及び売却を行う。 取得する物件は、地下鉄茅場町駅より徒歩5分、永代通り沿いに位置する、平成6年竣工、14階建のオフィスビル。HFRの専有面積持分割合は28.84％。取得額は32.5億円。鑑定NOI利回りは5.0％。売り主はスポンサーである平和不動産。 一方、売却する物件は、JR渋谷駅より徒歩6分に位置する、平成18年竣工、10階建のオフィスビル。売却額は18.2億円となり、簿価との差額は4.8百万円の予定だが、手数料を差引き、売却損失が発生する。 本物件入替えに伴う業績予想への影響はないが、ポートフォリオ全体の規模（取得額合計）は0.8％増の1,661億円となるとともに、NOI利回りが4.96％から4.98％へ向上する見込み。
