08年10月9日に民事再生を申請したニューシティ・レジデンス投資法人（NCR）が民事再生計画案を提出し、外資系投資ファンドのローンスターグループとスポンサー契約を締結したことを発表した。再生スキームは、以下のとおり。 (1)ローンスターグループを割当先とする第三者割当増資により再生債権の弁済資金60億円を調達。 (2)ローンスターグループによる投資口の公開買付（買付価格は1口当たり35,000円）を行い、既存投資家の売却機会を与える。 (3)NCRの役員交代及び資産運用会社の交代。 (4)再生債権は5年間で全額弁済を予定。 なお、再生計画認可決定後5年以内に再上場を目指すことを発表。 上記(2)の通り、NCRは破綻したものの一般企業の再生とは異なり、投資口は紙切れとはならなかったことになる。一方、再生計画の詳細な実施方法（債権弁済資金の調達方法など）が開示されていないため、既存投資主は上記公開買付に応じるかの判断材料が少ないと言える。
