ニューシティ・レジデンス投資法人が投資口の追加発行を行う。発行投資口数は40,000口、オーバーアロットメントによる売出1,456口。これによって総投資口数は最大で33.8%増の164,068口となる。調達資金概算221億円は借入金の返済、新規取得の資金に充当する。 また、第3期（平成18年8月期）決算を発表した。第3期は、7棟のレジデンスを取得し、前期比13.8%増益、1口当たり分配金は13,302円となった。第4期（平成19年2月期）は、2棟の取得と3棟の売却に伴い29.5%の増収を見込み、投資口が追加となるものの1口当たり分配金は14,520円と、9.2%の増加となる見通し。増資に伴い有利子負債比率は現状の59％から45％と低下する。
