フロンティア不動産投資法人が、第40期（2024年6月期）決算を発表した。 第40期は、「ヤオコー相模原光が丘店」を取得する一方、「クイーンズ伊勢丹杉並桃井店」の一部と「心斎橋スクエア」の建物を売却した。新規物件取得及び物件売却益624百万円が寄与し、前期比12.8％増益。差引き463百万円を内部留保とし、1口当たり分配金は11,030円と前期比4.6％増となった。 期末のポートフォリオは41物件、資産規模（取得額合計）は3,642億円、有利子負債比率は38.2％。 第41期（2024年12月期）は、「ヤオコー西大宮店」を取得する一方、「クイーンズ伊勢丹杉並桃井店」の残りを売却する。テナント入替えによる減収、歩合賃料の減少を想定するが、新規物件の賃貸収益や物件売却益の増加により前期比0.3％増益を見込む。差引き534百万円を内部留保とし、1口当たり分配金は10,930円と0.9％減となる見通し。 第42期（2025年6月期）は、前期の物件売却益がなくなるため、前期予想比11.4％減益を見込む。内部留保より26百万円を取り崩し、1口当たり分配金は10,600円と前期予想比3％減となる見通し。
