フロンティア不動産投資法人が、第38期（2023年6月期）決算を発表した。 第38期は、「イトーヨーカドー東大和店」の残持分70％を売却した。ギンザ・グラッセ等のテナント入替えに伴う賃料減額や物件売却により賃料収入は減少したが、物件売却益136百万円や原状回復費収入が寄与し、前期比1.6％増益。136百万円を内部留保とし、1口当たり分配金は11,109円となった。 期末のポートフォリオは38物件、資産規模（取得額合計）は3,495億円、有利子負債比率は37.1％。 併せて、「三井ショッピングパークららぽーと和泉」「新川崎スクエア」の商業施設2物件を取得することを発表した。2物件の取得額は計145.98億円。これにより取得後のポートフォリオ全体の規模は4.2％増の3,641億円となる。 第39期（2023年12月期）は、上記2物件の収益が寄与するが、前期の物件売却益や原状回復費収入がなくなるため、前期比8.8％減益を見込む。内部留保より72百万円を取崩し、1口当たり分配金は10,500円と前期比5.5％減となる見通し。 第40期（2024年6月期）は、上記2物件の通期稼働により、前期予想比2.7％増益を見込む。内部留保より2百万円を取崩し、1口当たり分配金は10,640円と前期予想比1.3％増となる見通し。
