フロンティア不動産投資法人が、第34期（2021年6月期）決算を発表した。 第34期における物件取得はなし。前期に計上したららぽーと新三郷のテナント入替えに伴う一時金収入がなくなる一方、コロナ禍の影響による賃料一時減額の縮小や、修繕費の減少により、前期比2.9％増益。1口当たり分配金は10,747円となった。 期末のポートフォリオは37物件、資産規模（取得額合計）は3,390億円、有利子負債比率は37.5％。 第35期（2021年12月期）は、投資口の追加発行を行い、「ららぽーと新三郷」の追加持分等、3物件を取得。これにより前期比6.0％増益を見込む。投資口数が5.9％増加するも、1口当たり分配金は10,750円と前期を僅かに上回る見通し。 第36期（2022年6月期）は、固都税が増加する一方、上池台東急ストアの賃料増額改定、減価償却費や支払利息の減少により、前期予想比0.5％増益を見込み、1口当たり分配金は10,810円となる見通し。
