フロンティア不動産投資法人が、第31期（2019年12月期）決算を発表した。 第31期は、投資口の追加発行を行い「池袋グロープ」を追加取得した。 賃貸収益の増加、前期の物件売却損の反動増に伴い、前期比17％増益。投資口数が4.6％増加するも、1口当たり分配金は10,526円と前期比0.3％増となった。 期末のポートフォリオは35物件、資産規模3,315億円、有利子負債比率は36.6％。 併せて「TENJIN216」、「ララシャンスHIROSHIMA迎賓館」の底地を、スポンサーである三井不動産より取得することを発表した。2物件の取得額は計35.9億円。 第32期（2020年6月期）は、前期に取得した池袋グロープの通期稼働、上記2物件の収益が寄与し、前期比0.8％増益を見込み、1口当たり分配金は10,600円となる見通し。 第33期（2020年12月期）は、上記2物件の通期稼働により、前期予想比0.4％増益を見込み、1口当たり分配金は10,640円となる見通し。
