野村不動産オフィスファンド投資法人が第19期（平成25年4月期）決算を発表した。第19期はNOF神戸海岸ビルを売却。賃貸収入が減少するも、物件売却益239百万円の発生、水道光熱費及び支払利息の減少等により、前期比2.9%増益。物件売却益を内部留保とし、1口当たり分配金は12,412円と前期を3%下回った。併せて投資口の追加発行を発表した。発行口数は62,730口、オーバーアロットメントによる売出し4,700口。これにより発行後の総投資口数は22%増の372,553口となる予定。調達資金は約350億円を見込み、併せて発表したオフィスビル3棟の取得資金、借入金の返済に充当する。3棟の取得額は計108億円。これらに伴い第20期（平成25年10月期）業績予想は、3棟の賃貸収益が寄与するも、前期の物件売却益がなくなること及び賃貸費用の増加等により11.4%減益。剰余金より156百万円を取り崩し1口当たり分配金は10,000円となる見通し。なお、第20期末の有利子負債比率は第19期末の45.5%から約40%まで低下する見込み。続く第21期（平成26円4月期）は、前期予想比0.7%減益、剰余金より182百万円を取り崩し、1口当たり分配金は10,000円となる見通し。
