NTT都市開発リート投資法人が、投資口の追加発行を行う。公募増資は2年ぶり。 発行口数は76,600口、オーバーアロットメントによる売出口数は3,800口。これにより発行後の投資口数は5.7％増の1,482,035口となる予定。 調達額は103億円を想定し、併せて発表した物件の取得資金に充当する。 新たに取得する物件は、「アーバンネット四条烏丸ビル」と「アーバンネット伏見ビル」、京都と名古屋にあるオフィスビル計2物件、取得額は計184.5億円。売主はスポンサーであるNTT都市開発。取得後のポートフォリオ全体の規模は6.8％増の2,896億円となる。併せてNTTグループ会社から住宅1物件の持分の優先交渉権を取得し、NTTグループとの協業スキームを構築する。 これらに伴い第43期（2024年4月期）業績予想を修正。上記2物件の収益が寄与し、6月に公表した業績予想に対し8.5％増益を見込む。内部留保より148百万円を取崩す一方、投資口数の増加により、1口当たり分配金は2,680円と変わらない見通し。 併せて第44期（2024年10月期）業績予想を公表した。新規2物件の通期稼働等により、前期予想比1.4％増益を見込む。内部留保より127百万円を取崩し、1口当たり分配金は2,700円となる見通し。
