NTT都市開発リート投資法人が、第41期（2023年4月期）決算を発表した。 第41期は、「アーバンネット中野ビル」を取得する一方、「六番町ビル」の一部を売却した。期中平均稼働率は95.4％と前期より0.9ポイント低下。修繕費が増加する一方、物件売却益1,471百万円が寄与し、前期比28％増益。500百万円を内部留保するも、1口当たり分配金は3,216円と前期比15％増となった。 期末のポートフォリオは60物件、資産規模（取得額合計）は2,751億円、有利子負債比率は45.0％。 第42期（2023年10月期）は、「六番町ビル」の残持分を売却。期中平均稼働率は95.7％と前期より0.3ポイント上昇する想定。修繕費が減少する一方、六番町ビルの賃貸収入及び原状回復費収入の減少により、前期比2.0％減益を見込む。490百万円を内部留保とし、1口当たり分配金は3,150円と前期比2％減となる見通し。 第43期（2024年4月期）は、期中平均稼働率が95.4％と前期想定より0.3ポイント低下する想定。前期の物件売却益がなくなるため、前期予想比28％減益を見込む。内部留保より232百万円を取崩すも、1口当たり分配金は2,680円と15％減となる見通し。 引き続きスポンサーであるNTTグループとの物件入替えを推進し、物件売却益の一部を内部留保して分配金の安定を図る。
