NTT都市開発リート投資法人（NUD）が、スポンサーであるNTT都市開発と物件入替えを行う。 NUDが取得する物件は、JR中央線中野駅から徒歩7分に位置する、1988年竣工、6階建のオフィスビル「アーバンネット中野ビル」。22年12月末時点のテナントは1社、稼働率は100％。取得額は64億円。 一方、NUDが売却する物件は、千代田区六番町にある、1987年竣工の「六番町ビル」。一棟貸しテナントである住友大阪セメントが2月末に解約するため、アーバンネット中野ビルとと入替えることを決定した。売却額は105億円。2期に分割して売却する。 これらに伴い業績予想を修正。 第41期（2023年4月期）は、六番町ビルの売却益1,473百万円計上により、12月に公表した業績予想に対し30％増益を見込む。490百万円を内部留保とし、1口当たり分配金は3,150円と17.5％増となる見通し。 第42期（2023年10月期）は、六番町ビルの売却益残1,473百万円計上、アーバンネット中野ビルの通期稼働等により、前回予想比37％増益を見込む。479百万円を内部留保とし、1口当たり分配金は3,080円と14.9％増となる見通し。
