NTT都市開発リート投資法人が、第40期（2022年10月期）決算を発表した。 第40期における物件取得はなし。期中平均稼働率は96.3％と前期より1.3ポイント上昇した。賃貸収入の増加や修繕費の減少により賃貸収益は増加したが、前期の物件売却益がなくなったため、前期比31％減益。1口当たり分配金は2,787円となった。 期末のポートフォリオは59物件、資産規模（取得額合計）は2,726億円、有利子負債比率は45.4％。 第41期（2023年4月期）は、六番町ビルの一括テナントである住友大阪セメントの退去の影響により、期中平均稼働率が94.7％と前期より1.6ポイント低下する想定。六番町ビルの原状回復費収入が発生する一方、修繕費や電気料の増加により、前期比3.8％減益を見込み、1口当たり分配金は2,680円となる見通し。 第42期（2023年10月期）は、六番町ビルの空室により期中平均稼働率が93.0％と前期予想より1.7ポイント低下する想定。これにより前期予想比6.9％減益を見込む。内部留保より259百万円を取崩し、1口当たり分配金は2,680円と前期予想と同額となる見通し。 六番町ビルは、スポンサーへの売却や入替えも視野に、今後の運用方針を検討中。
