NTT都市開発リート投資法人が、第39期（2022年4月期）決算を発表した。 第39期は、投資口の追加発行を行い「東京オペラシティビル」「アーバンネット内幸町ビル」を取得する一方、「スフィアタワー天王洲」を売却した。期中平均稼働率はオフィスも住宅も上昇し、全体で95.0％と前期より1.5ポイント改善した。賃貸収益の増加、物件売却益2,231百万円が寄与し、前期比27.1％増益。物件売却益を全額分配し、投資口数が6.4％増加するも、1口当たり分配金は4,054円と前期比29.5％増となった。 期末のポートフォリオは59物件、資産規模（取得額合計）は2,726億円、有利子負債比率は45.5％。 第40期（2022年10月期）は、期中平均稼働率はオフィスが上昇、住宅が低下し、全体で95.8％と前期より0.8ポイント上昇する想定。前期に取得した物件の通期稼働や既存物件の賃貸収益が寄与するが、前期の物件売却益の反動減により、前期比32.6％減益を見込み、1口当たり分配金は2,730円となる見通し。 第41期（2023年4月期）は、修繕費の増加により、前期予想比1.9％減益を見込み、1口当たり分配金は2,680円となる見通し。
