プレミア投資法人が、第35期（2020年4月期）決算を発表した。 第35期における物件取得はなし。修繕費や支払利息の減少により、前期比2.9％増益、1口当たり分配金は2,872円となった。 期末のポートフォリオは59物件、資産規模（取得額合計）は2,437億円、有利子負債比率は44.6％。 新型コロナウイルスの影響は、店舗区画の一部テナントより賃料減免等の要請があるが、店舗の投資比率が賃料ベースで4.9％と低いため、業績への影響は限定的。 第36期（2020年10月期）は「大手町フィナンシャルシティグランキューブ」を取得する一方、「アーバンネット市ヶ谷ビル」を売却する。新型コロナウイルスに伴う賃料減免やテナント退去による影響で90百万円の減収を想定するが、物件取得による賃貸収益や物件売却益計上により、前期比0.1％増益、1口当たり分配金は2,875円となる見通し。 第37期（2021年4月期）は、季節変動に伴う水光熱費収入の減少、前期の物件売却益の反動減により、前期予想比2.3％減益を見込み、1口当たり分配金は2,810円となる見通し。
