プレミア投資法人（PIC）が、第28期（平成28年10月期）決算を発表した。 第28期における物件取得はなし。前期に取得した物件の通期稼働やオフィスビルの賃料増額改定、レジデンスの稼働率が想定を上回ったことから、前期比2.9％増益、1口当たり分配金は2,533円となった。 期末のポートフォリオは59物件、資産規模（取得額合計）は2,359億円、有利子負債比率は44.1％。 併せて、スポンサーであるNTT都市開発と物件の入替え行うことを発表した。PICが取得する物件は、大阪市営地下鉄肥後橋駅より徒歩5分に位置する、平成9年竣工、15階建のオフィスビル。10月末時点のテナントは4社、稼働率は100％。取得額は46億円。 売却する物件は、大阪市中央区今橋にあるオフィスビル「トレードピア淀屋橋」の底地。売却額は67億円。売却益138百万円が発生する見込み。 これらに伴い、第29期（平成29年4月期）は、物件売却益138百万円を計上する一方、オフィスビルのテナント退去に伴う賃貸収益の減少等により、前期比3.3％減益を見込み、1口当たり分配金は2,450円となる見通し。 第30期（平成29年10月期）は、前期の売却益がなくなるため前期予想比1.5％減益を見込むが、内部留保より48百万円を取り崩し、1口当たり分配金は2,450円となる見通し。
