プレミア投資法人が第18期（平成23年10月期）決算を発表した。第18期における物件取得はなし。オフィスビルや高級レジデンスのテナント退去等に伴う賃貸収益の減少により、前期比13%減益、1口当たり分配金は9,345円となった。第19期（平成24年4月期）は、期初に投資口の追加発行を行い7棟取得、1棟売却を発表した。7棟取得による賃貸収益増及び1棟売却による売却益が寄与し60%増益を見込む。物件売却益166百万円のうち100百万円を内部留保とし、投資口数が40%増となるも1口当たり分配金は10,140円と前期を上回る見通し。続く第19期（平成24年4月期）は、内部留保より60百万円を取り崩し1口当たり分配金は10,140円と前期予想と同水準を見込む。
