日本プライムリアルティ投資法人が、保有するオフィスビル2物件を売却する。 売却する物件は、渋谷区千駄ヶ谷にある「JPR千駄ヶ谷ビル」と、名古屋市中区栄にある「JPR名古屋伏見ビル」。2物件ともに、直近の鑑定価格が簿価を下回り含み損となっていること、鑑定価格及び簿価を上回る価格で売却できることから売却を決定した。2物件の売却額は計203.5億円。 売却代金は、物件取得資金や自己投資口の取得に活用することを検討する。 2物件の売却益は1,376百万円を見込む。 これに伴い第46期（2024年12月期）業績予想を修正。売却益が寄与し、8月に公表した業績予想に対し16.4％増益を見込む。売却益のうち855百万円を内部留保とし、1口当たり分配金は7,900円と2.6％増となる見通し。
