日本プライムリアルティ投資法人が、物件入替えを行う。 取得する物件、地下鉄名古屋駅より徒歩3分に位置する、2013年開業、総客室数153室の宿泊特化型ホテル「ザ ロイヤルパーク キャンバス名古屋」。ホテルオペレーターは三菱地所ホテルズ&リゾーツ。固定賃料+売上連動の変動賃料の契約を締結する。取得額は65億円。 一方、売却する物件は、台東区にある、1992年竣工のオフィスビル「JPR上野イーストビル」。築年数経過に伴い将来の収益性や競争力の低下を懸念して、売却を決定した。売却額は61.5億円。売却益は28.87億円を見込む。 これに伴い第47期（2025年6月期）業績予想を修正。上記売却益計上により、8月に公表した業績予想に対し38％増益を見込む。売却益のうち2,502百万円を内部留保する一方、圧縮積立金より53百万円を取崩し、1口当たり分配金は7,930円と1.7％増となる見通し。
