日本プライムリアルティ投資法人（JPR）が、スポンサーである東京建物と物件入替えを行う。 JPRが取得する物件は、新宿センタービル（追加持分）等、オフィス2物件と都市型商業施設の計3物件。取得額は計90.90億円。 一方、JPRが売却する物件は、品川区にある五反田ファーストビル。8月に主要テナントが退去し、収益回復まで時間を要する見込みから、売却を決定した。売却額は42.7億円。 なお、新宿センタービルと五反田ファーストビルは交換取引となる。圧縮記帳を行い、五反田ファーストビルの土地売却益1,905百万円のうち1,537百万円を、新宿センタービルの取得額3,320百万円から控除する。これにより新宿センタービルの簿価は1,782百万円となり、NOI利回りが向上する。 一方、交換差損210百万円が2022年12月期に発生するが、業績予想の修正はなし。
