日本プライムリアルティ投資法人が、第37期（2020年6月期）決算を発表した。 第37期は、投資口の追加発行を行い「南船場ビル」「センシティビルディング」を取得した。これによる賃貸収益の増加が寄与し、前期比5.2％増益。投資口数が3.8％増加するも、1口当たり分配金は7,595円と前期比1.4％増となった。 期末のポートフォリオは65物件、資産規模（取得額合計）は4,571億円、有利子負債比率は39.5％。 コロナ禍の影響として、商業施設の飲食や物販のテナントで賃料減額及び支払猶予、解約が発生。オフィスビルでは、テナントの移転見直しによるリーシングの遅延、賃料交渉の長期化、賃料増額幅の縮小等の影響があるが、ポートフォリオ全体への影響は限定的。 第38期（2020年12月期）は、大口テナントの賃料減額が発生するが、前期に取得した物件の通期稼働により、前期比1.7％増益を見込み、1口当たり分配金は7,720円となる見通し。 第39期（2021年6月期）は、ライズアリーナビルのテナント退去、固都税の評価替えによる増加を想定し、前期比2.8％減益を見込み、1口当たり分配金は7,500円となる見通し。 増資により低下した有利子負債比率を活かし、更なる外部成長によって、引き続き中期目標である1口当たり分配金7,800円を目指す。
