日本プライムリアルティ投資法人（JPR）が、スポンサーである東京建物と物件入替えを行う。 JPRが取得する物件は、「KY麹町ビル」と「FUNDWS上野」。2物件の取得額は計95.5億円。 KY麹町ビルは、四谷駅及び麹町駅より徒歩4分に位置する、1999年竣工、9階建のオフィスビル。契約日現在のテナントは7社、稼働率は100％。 FUNDWES上野は、上野駅より徒歩1分に位置する、2017年竣工、10階建の都市型商業施設。テナントは10社、稼働率は100％。 一方、JPRが売却する物件は、地下鉄京橋駅より徒歩1分に位置する、1981年竣工のオフィスビル。売却額は58億円。築38年を経過し、今後は修繕や将来的に建替えを検討する必要があったため売却を決定。なお、将来建替えした場合の優先交渉権を取得する予定。 売却に伴い売却益405百万円が発生するが、内部留保を予定しているため、業績予想の修正はなし。
