日本プライムリアルティ投資法人が、第31期（平成29年6月期）決算を発表した。 第31期は、投資口の追加発行を行い「東京スクエアガーデン」を取得する一方、「福岡ビル」「JPR博多中央ビル」を売却。前期の物件売却損がなくなったことに加え、2物件の売却益計210百万円計上、修繕費の減少が寄与し、前期比11.6％増益。物件売却益を内部留保するが、投資口数が5.7％増加するも、1口当たり分配金は7,213円と前期を2.3％上回った。 期末のポートフォリオは62物件、資産規模（取得額合計）は4,350億円、有利子負債比率は40.7％。 第32期（平成29年12月期）は、東京スクエアガーデンが通期寄与するが、前期の物件売却益や売却した物件の賃貸収益がなくなるため、前期比3.0％減益を見込む。1口当たり分配金は7,220円と前期を僅かに上回る見通し。
