日本プライムリアルティ投資法人（JPR）が、投資口の追加発行を行う。公募増資は1年半ぶり。 発行口数は47,600口、オーバーアロットメントによる売出口数は2,400口。これにより発行後の投資口数は5.7％増の923,000口となる予定。調達額は約217億円を見込み、併せて発表した物件の取得資金及び借入金の返済に充当する。 新たに取得する物件は、地下鉄京橋駅に直結する、平成25年竣工、24階建のオフィスビル。JPRの主要スポンサーである東京建物が本物件の再開発に参画し、共有持分46.11％を保有している。JPRは共有持分8.22％を取得するとともに、他共有者の持分の優先交渉権を取得する。 これらに伴い、第31期（平成29年6月期）及び第32期（平成29年12月期）業績予想を発表。第31期は、東京スクエアガーデンを取得する一方、「福岡ビル」及び「JPR博多中央ビル」の売却を予定。これによる物件売却益209百万円が寄与し、前期予想比11％増益を見込む。物件売却益を内部留保とし、投資口数が増加するも、1口当たり分配金は7,140円と前期予想を1.7％上回る見通し。 第32期は、東京スクエアガーデンが通期寄与する一方、前期の物件売却益がなくなるため、前期予想比2.3％減益を見込む。内部留保を行わないため、1口当たり分配金は7,200円と前期予想を0.8％上回る見通し。
