日本プライムリアルティ投資法人（JPR）が投資口の追加発行を発表した。JPRの公募増資は2年半ぶりとなる。発行口数は101,420口（国内57,420口、海外44,000口）、オーバーアロットメントによる売出8,580口。これにより発行後の総投資口数は15.3%増の825,000口となる見込み。調達資金は220億円を見込み、併せて取得を発表した物件の取得資金の一部及び借入金の返済に充当する。取得する物件は、福岡市中央区、西鉄及び福岡市営地下鉄薬院駅より徒歩2分にある、平成21年竣工、14階建のオフィスビル。JPRのスポンサーである東京建物が優先出資及びAMを行うSPCによる開発物件。契約時現在のテナントは18社、稼働率は100%。これらに伴い第22期（平成24年12月期）業績予想を発表。前期に取得した大手町再開発底地の通期稼働及び上記物件の賃貸収益が寄与し、前期予想比8.2%増益を見込むが、投資口数の増加により1口当たり分配金は6,000円と前期予想を6.3%下回る見通し。なお、借入金返済に伴い有利子負債比率は53.2%から48.2%へ低下する見通し。
