日本都市ファンド投資法人が、「コナミスポーツクラブ京橋」を売却する。 売却する物件は、大阪市都島区、JR京橋駅近くにある、1999年竣工、7階建の商業施設。償却後NOI利回りが低いこと、かつ含み損であることから継続保有、建替えを含めて検討していたが、簿価及び鑑定価格を大きく上回る価格で売却できる点から売却を決定した。売却額は74.5億円。売却先は非開示。2期に分割して売却する。 併せて第47期（2025年8月期）業績予想を修正。オフィスの稼働上昇、商業施設の固定賃料増加、ホテルの歩合賃料増加等により、10月に公表した業績予想に対し2.4％増益を見込む。内部留保より515百万円を取崩し、1口当たり分配金は2,760円となる見通し。 なお、コナミスポーツクラブ京橋の売却益は、第48期（2026年2月期）と第49期（2026年8月期）に約20億円ずつ計上する予定。（業績予想は未公表）。
