日本都市ファンド投資法人が、物件入替えを行う。 取得する物件は、小田急電鉄向ヶ丘遊園駅より徒歩4分に位置する、2023年11月竣工、2024年4月に開業した商業施設「クロス向ヶ丘」。取得額は48億円。2025年4月に取得予定。 一方、売却する物件は、横浜市港北区にある「イトーヨーカドー綱島店」。イトーヨーカドーが8月に閉店となり、継続保有と売却の両面を検討していたが、鑑定価格を75％上回る価格で売却できることから、売却することを決定した。売却額は90億円。売却益は45.6億円を見込む。2期に分割して売却する。 これらに伴い第46期（2025年2月期）業績予想を修正。イトーヨーカドー綱島店の準共有持分60％売却により、売却益27.1億円を計上する。7月に公表した業績予想に対し16.4％増益を見込み、1口当たり分配金は2,750円となる見通し。 なお、イトーヨーカドー綱島店の残り準共有持分40％は第47期（2025年8月期）に売却する。売却益18.5億円を計上する見込み。（第47期業績予想は未公表）。
