日本都市ファンド投資法人（JMF）が、ザイマックス・リート投資法人と物件入替えを行う。住宅の投資比率を高める一方、商業施設の投資比率を下げ、ポートフォリオの分散を図る目的。 JMFが取得する物件は、博多中心部より北方へ8キロ、西鉄線香椎宮前駅より徒歩5分に位置する、2006年竣工、14階建、総戸数143戸の、ファミリー及びDINKS向け大型マンション。12月末時点の稼働率は98.1％。取得額は32.8億円。 一方、JMFが売却する物件は、愛知県春日井市にある食品スーパー「バロー勝川店」の底地。共有持分の50％を売却する。売却額は32.45億円。残り50％の持分は引き続きJMFが保有する。 本物件入替えに伴う業績予想の修正はなし。
