日本都市ファンド投資法人（JMF）が、物件入替えを行う。3月合併時に総合型REITに転換し、商業施設の投資比率の引き下げを進めるなか、優良なオフィスを取得、かつ商業施設の売却益を確保する目的で、ヒューリックと物件入替えを行うことを決定した。 JMFが取得する物件は、地下鉄溜池山王駅より徒歩1分、外堀通り沿いに位置する、2011年竣工、16階建のオフィスビル。10月末時点のテナントは7社、稼働率は100％。取得額は424.28億円。 一方、入替えによりJMFが売却する物件は、銀座、新宿、中野区南台にある商業施設3物件、3物件の売却額は計208.2億円。これにより物件売却益55億円を見込むが、売却時期を3期に分散し、分配金の安定を図る。 更に、南青山にある商業施設を外部に売却する。将来的な収益低下リスクや含み損を抱えることから売却を決定した。売却額は101.1億円。 これらに伴い、第40期（2022年2月期）に約24億円、第41期（2022年8月期）に約17億円の売却益が発生するが、一部を内部留保するため、業績予想の修正はなし。第42期（2023年2月期）は業績予想は未公表だが、売却益残約14億円が計上される見込み。
