日本リテールファンド投資法人（JRF）が、個人2名と物件交換を行う。 JRFが取得する物件は、東急東横線代官山駅より徒歩1分に位置する、1992年竣工、3階建のオフィスと商業の複合施設。テナントは9社、稼働率は100％。 一方、売却する物件は、代官山駅より徒歩5分に位置する結婚式場の底地の共有持分45.04％。 本交換取引に圧縮記帳を活用し、アーカンジェル代官山の売却益4.4億円を、Gビル代官山02の取得額から控除する。これにより取得額を36億円から31.56億円へ12％引下げ、NOI利回りを0.5％向上させる。 本交換取引に伴う業績への影響は、4月13日公表予定の決算短信にて併せて開示予定。
