日本リテールファンド投資法人が、物件入替えを発表した。 取得する物件は、千葉県柏市、国道16号線沿いに位置する、2000年竣工、4階建及び3階建の2棟の商業施設。家電量販店のコジマや家具のニトリ等が店舗を営業する。コジマ×ビックカメラと2026年までのマスターリース契約を締結するが、契約満了後はダイレクトリースの契約に切替え、賃料アップを狙う。取得額は55.2億円。来年2月に取得予定。 一方、売却する物件は、北九州市戸畑区にある、1999年竣工の商業施設。イオンが店舗を営業しているが、近隣に競合施設が出店することや、将来的な商圏リスクを勘案し、売却を決定した。売却額は60.7億円。簿価との差額は814百万円。 本入替えに伴う業績予想の修正はなし。
