日本リテールファンド投資法人（JRF）が、イトーヨーカドー川崎店を売却する。 物件は、JR南武線小田栄駅より徒歩5分に位置する、2000年竣工の商業施設。JRFは2002年上場時より保有する。 築年数経過によるNOI利回りの低下、鑑定価格下落による含み損、競合店舗出店による収益減少リスクが課題である背景から、売却を決定した。 売却額は135億円。簿価との差額は-40百万円となり、売却損が発生するが、業績予想の修正はなし。 引き続き不動産売買マーケットが好調な時期に、GMSタイプを中心とした商業施設を売却する一方、都市型商業施設への投資割合を高める姿勢。
